The Real Estate Hero

With this post I hope that I can shed some light on any darkness in the Real Estate market as we continue through this web of problems, ie burst bubble and the sub prime trap door. The posts in this category, Thoughs on Real Estate, are to put myself out there for the buyers and sellers, and my fellow agents.

Working in Real Estate is a career I love. It took me seemingly forever to find a career that suits me, but alas I have found it, and I am “THE REAL ESTATE HERO” (self proclaimed title). As an agent I find the simple joy of helping someone sell their house or purchase their dream home as rewarding as it is challenging. It can be a long journey on both ends, but having an agent with your best interests in mind is can make all the difference.

Get the Price Down Low, Get to the Table

This post is for all the “sellers” out there.

You want to get to the best realistic price for the market you are in and you want to do this in shortest amount of time. The wait and see approach is just that- you wait and see. This is not the best way to get your home sold quickly. Along with precious time, you lose the mortgage payment you pay each month as long as your home has not sold. This is why I say, “get the price down low, get to the table- closing table that is.  Priced competitively, a house will sell more quickly. It’s a simple as that. Often sellers get caught up trying to sell their property for much as the house that sold two years ago during a market peak, or even the one that sold six months ago. As a seller, you need to know what sold a month ago or even more recently. These are called Comparables, or, “Comps”. If you price competitively, meaning at or below the average list price, chances are much lower that you’ll be sitting on your property. If you’ve made up your mind that you want to move on, price it low, and get to the table. If you price too high, you might find that the dream home you’ve been eyeing, is no longer available.
